Although Cooke & Arkwright does not offer a full planning consultancy (preferring to work with specialist planning consultancies who provide that service) it does take a lead in the development of planning strategies as part of pre-marketing advice to ensure that the planning status is secured which will have best impact on the ultimate value realised. Cooke & Arkwright has excellent links with planning consultancies.Scheme Review
Clients, especially lenders, often ask for a scheme review analysing and commenting on a development scheme which is either proposed or being implemented. This review will focus on sales levels and values as well as the scheme marketing policies.

Many clients chose to go into “Joint Ventures” with house builders and these arrangements can be of many different types. Cooke & Arkwright is experienced in development frameworks and joint agreements for both public and private sector clients.

Options

Frequently development land is promoted and disposed of by way of Option Agreements, whereby house builders enter into arrangements with land owners to promote and ultimate acquire the land once it has development status. Cooke & Arkwright is experienced in such agreements and regularly provides advice to both land owners and house builders.
