Property company CBL has completed another prestigious redevelopment project helping to transform the heart of Bridgend town centre. Following the success of earlier developments at 4 Derwen Road, Court House, 1 Court Road and Nolton Court, CBL has embarked upon a new concept for Bridgend with the provision of fully serviced office suites at 5-7 Court Road.
The redevelopment involves a skilful fusion of Edwardian and contemporary architecture, with the original properties carefully restored and connected at all levels via a triple height, planar glazed entrance link with mezzanine walkways. Internally, eight fully furnished office suites are provided, complete with high tech connections, broadband and all up-to-date facilities.
To the rear of the property tenants have the luxury of a private courtyard area enhanced by large scale planting and hardwood designer garden furniture. Secure private parking is also provided.
Nick Hegarty of CBL said, “We are very pleased with the outcome of these developments and believe they provide much needed office accommodation in the town centre, as well as reinstating buildings of architectural quality and value. This latest at 5-7 Court Road is effectively a hotel concept for offices in which we provide fully furnished accommodation of exceptional quality without the hassle of long term commitments and variable costings.”
Letting agents Cooke & Arkwright reported that four of the eight suites had already been snapped up. “Whittinghams Solicitors have taken just under 1,000 sq ft, occupying three suites, with another suite occupied by Llantwit Major Building Contractors,” said director Roger Thomas. “There are four fully serviced offices remaining, ranging from 565 sq ft up to 2,565 sq ft, all beautifully presented with American White Oak joinery throughout. The private courtyard is a very attractive feature, providing a rare and restful time-out area for tenants. This is a superior development in a very central location, with parking, and we are already experiencing good levels of interest.”
Andrew Randall of Llantwit Major Building Contractors (LMBC) who undertook the building works at 5-7 Court Road, and who has worked with CBL on their earlier projects commented, “We are proud to have been involved in the restoration of these buildings and to base our new headquarters here.” Howard Jones, managing partner at Whittinghams, said that the partners and staff were excited at the prospect of moving to the new offices. “We believe that our clients will benefit from the quality surroundings and also the car parking facilities, which are at a premium in Bridgend town centre these days,” he said.
CBL has also redeveloped two of Bridgend’s oldest landmark buildings situated in the heart of the market town: Court House and Nolton Court. Court House is a Victorian Grade II Listed building on Derwen Road, originally built in 1877 as a police station and magistrate’s court. It won the town’s first Civic Trust Award in 1997. Nolton Court won the Civic Trust Award in 2005 and has been put forward for the Wales Civic Trust Award.
