17/01/08

An extremely rare opportunity has arisen to purchase 50 acres of farmland, a building plot, bungalow and area of amenity land in an Area of Outstanding Natural Beauty in Bishopston on the Gower Peninsula. The land and property is available as a whole or in four separate lots and is being sold by informal tender through agents Cooke & Arkwright. The closing date for tenders is 12.00 noon on Thursday, 14th February 2008.

Bishopston is one of the largest villages on the peninsula, with local attractions including the wonderful countryside and fabulous nearby beaches for which the Gower is famed, including Caswell Bay, Brandy Cove and Pwlldu Bay. A full range of shopping and leisure facilities can be found in the nearby popular seaside resort of The Mumbles and in the city of Swansea.

Lot 1 comprises 50.21 acres of fertile and productive farmland and carries a guide price of £375,000 to £400,000. The land has been used for stock rearing and crop production and is divided by traditional hedgerows into a number of good sized field enclosures. Mains water is connected.

Lot 2 comprises a building plot of about 122 metres in length by about 46 metres wide and is located between existing frontage housing development along Bishopston Road. The plot has Outline Planning Permission for one residential dwelling and offers an excellent opportunity to build a property of choice (subject to planning approval) in a sought after village with good local amenities. The guide price is £125,000.

Lot 3 is a modern detached bungalow with good sized front and rear gardens and a detached garage. Accommodation includes entrance hall, lounge, kitchen/diner, three bedrooms, a bathroom and WC. Subject to obtaining appropriate planning permission, this could present an opportunity to enlarge or replace the building if desired. Lot 3 is being sold at a guide price of £275,000.

Lot 4 is an area of amenity land crossed by a public footpath, extending to about 0.79 acres and is being offered at a guide price of £5,000.

Rod Perons of Cooke & Arkwright said, “This is in an extremely favourable location and opportunities like this are few and far between. The sale will be of interest to someone who wishes to retain the land for agricultural purposes or for livestock, or because agricultural land still provides an important shelter from Inheritance Tax.  It is believed that part of the land may have potential for alternative use or for development in the longer term.”
