Following the joint £2 million acquisition of over 150,000 square feet at Llanelli Industrial Park, Mansford Holdings Plc and Pontrilas Timber & Builders Merchants Limited have announced the formation of a J.V. real estate company Mansford Pontrilas.
Mansford Pontrilas Limited will exploit the full potential of the park, which currently provides approximately 170,000 square feet, by redeveloping it to accommodate up to 300,000 square feet of prime warehousing and office space.
Mansford, the UK Property Investment and Development Company with its regional headquarters in Wales, specialises in providing investment capital to Corporates; Pontrilas is a well-known pallet, case and packaging supplier in Wales.
Charles Knight, Director of Mansford Wales Limited, said, “The partnership will realise the injection of equity to be used for corporate development. Mansford will provide funding and undertake the master-planning of the site.”
Located on a former MOD base at Llangennech, the site is approximately one mile from Junction 48 of the M4. David Cochlin of Cooke & Arkwright, who represented Mansford in the deal, said, “The 17 acre site enjoys full Objective 1 grant status and current occupiers include Pontrilas Group Packaging, Owens Transport and Brecon Water.
“It is a prime location and the redevelopment is sure to attract a great deal of interest from potential occupiers.”
