Chartered surveying firm Cooke & Arkwright has announced the promotion of two of its associates, Ben Bolton and Nicholas Golunski, to become Associate Directors of the firm.
Mr Bolton has been with Cooke & Arkwright since 1999 with responsibility for Office Agency from prime city centre to refurbishment, waterfront redevelopment and regeneration, and business parks. He has been involved in many of the major transactions in South Wales and Cardiff in particular advising companies including Helical Bar, CIS Insurance, Threadneedle Investments, Morley, ABP, Zurich, Mapeley, Charnwood Group and JR Smart.
Commenting on the current market, Mr Bolton said, “It’s good to see the first shoots of rental growth after a prolonged period of stagnation. The shortage of high spec office space in Cardiff city centre in recent years has stifled the market to a certain degree. The new developments at Callaghan Square and Bay will provide much needed breathing space, whilst secondary space in the City is also limited.
“An imposing office development in the heart of the city would be great, something to punctuate the skyline and create a buzz to move the market forward and tempt occupiers.”
Mr Golunski, who follows a family tradition in property – his father is a director in the firm’s Bridgend office -, is involved in acquisitions and disposals on behalf of retained Trust clients, UK plc’s, institutions and pension funds, as well as regional property owners. Acquisitions for retained clients are often conducted on an off-market basis.
“Investors are slightly more cautious than they were twelve months ago,” he said. “The market is poised at an interesting position with a number of people wishing to monitor activity prior to making decisions; however for those wishing to take the plunge now there are more opportunities, something which we have not seen for some time”
