Ashtenne disposes of 36,000 sq ft at Aberdare

Acting on behalf of Ashtenne Industrial Fund, Cooke & Arkwright has sold 36,000 sq ft at Aberaman Industrial Estate in Aberdare to a private client of Alder King for £1,435,000. 

The estate is located in a popular area in the heart of the industrial region of Aberdare and close to the new ASDA retail developments. The property shows a net yield of 8.08% and produces £122,660 per annum.

“The income is secured to a number of different tenants offering a good spread of risk and a number of asset management opportunities,” said Associate Director Nicholas Golunski.

“Although the market is in a state of flux at present, there are investors willing to commit who are carefully selecting opportunities where they believe they can add value.”

The Ashtenne Industrial Fund was established in July 2001 and invests in industrial properties throughout the United Kingdom. The fund is jointly managed by Aviva and Ashtenne, now owned by Warner Estate Holdings plc, one of the leading industrial asset managers in the UK.
