Conference fully booked

The Conference Centre in East Moors Road, Cardiff, has been fully let less than five months after the completion of comprehensive refurbishment works on 7,000 sq ft of unoccupied space, with the last deal being signed in April. Acting on behalf of property company Kennson, Cooke & Arkwright has let the newly created Monmouth, Pembroke and Harlech suites to BJF Architects and to Cardiff County Council to house its Flying Start and Childcare Strategy teams. They join long term occupier e-academy, which provides IT learning solutions in Wales.

Central attraction

Cooke & Arkwright has acquired new offices at Robert Hitchins’ speculative development, Central Park on Western Avenue in Bridgend and has sold the first two newly completed units of almost 5,000 sq ft to Daydream Education, which is relocating from Cardiff. Another two units of 5,000 sq ft have just been signed to Ebtek and two further units are under offer.

Resolven House fully occupied

Resolven House, a new office development in St Mellons Business Park by D Herbert Builders Limited is fully occupied after joint agents Cooke & Arkwright and Fletcher Morgan disposed of it as two units. RPA Group, a leading firm of construction, cost and project management consultants, has taken a lease on the larger of the two units and the second has been sold to Reflex Marketing, part of the Natuzzi Group, a world leading producer of leather sofas and Italy’s largest furniture manufacturer.

Serviced office provider moves into Wales

Executive Communication Centres (ECC), a leading serviced office provider based in the Midlands, has established a base in Wales for the first time. ECC has taken 23,500 sq ft at One Caspian Point in Cardiff Bay, which means that the 460,000 sq ft Cardiff Waterside property estate, run by the Cardiff Bay Partnership, is now 98% let.

New Welsh home for Peter Alan

Principality Building Society has purchased the 10,000 sq ft former Daewoo showroom at Valegate Retail Park, Culverhouse Cross from Curo Sterling (Valegate) Limited Partnership for £1.7m, to house the new headquarters of its subsidiary, leading Welsh estate agency Peter Alan. The deal, conducted on behalf of Principality by agents Cooke & Arkwright, is part of a £2.4m investment programme which includes significant re-design and refurbishment of the property to adapt it for office purposes. Work has commenced and Peter Alan expects to open its new headquarters before Christmas.

Countrywide expansion

Countrywide Property Lawyers (CPL), part of the Countrywide plc group and the largest residential conveyancer in the UK, has doubled its presence in Cardiff and taken the entire 14,000 sq ft on the 11th floor at Brunel House in Fitzalan Road, Cardiff. The company is expanding and strengthening its conveyancing teams to accommodate market growth and a growing volume of instructions. Having previously occupied part of the 8th floor, the move sees the number of employees at the Cardiff centre increasing from 80 (FTE) in January 2006, to 122 in May 2007.

New 103 bed hotel for Newport

Pedersen Hotels has acquired a three-quarter acre site in Newport from Euro Commercials (South Wales) Limited, where it is to build a 103 bed ETAP budget hotel. Demolition of the original 8,500 sq ft building in Malpas Road, which was disposed of in a deal negotiated by Cooke & Arkwright, has already been completed and the site is being cleared for the construction of the hotel along with 107 car parking spaces.

Penthouse office sold

Mansford Holdings has sold the designer penthouse office suite in its award winning retail and residential development at the Brewery Quarter in Cardiff to independent financial advisors, Ingram Graham. The 1,500 sq ft suite, which was the showpiece for the development, is located on the second floor and has its own balcony overlooking St Mary Street and Wood Street, with views towards the Millennium Stadium.

Technology boost at Neptune Court

IT Skills Wales, part of The Skills Centre, has taken over 6,500 sq ft of offices at 15-16 Neptune Court in Ocean Park, Cardiff Bay, to accommodate expansion in response to strong demand for its technology based blended-learning and in-centre training programmes. New business-to-business and craft based programmes will be introduced in addition to IT skills, creating a variety of job opportunities after the new premises open later this month.

Redevelopments help to transform heart of Bridgend
