The proposals for the regeneration of Porthcawl and its waterfront have reached a new milestone with the commencement of marketing. Under a joint arrangement between Bridgend County Borough Council and the principal private landowner, the first flagship phase of Porthcawl Waterfront, known as Porthcawl Harbourside, was launched on 28th March 2008. Property advisors Cooke & Arkwright have been instructed to market the 17 acre site to developers for a substantial mixed use scheme.

A luxury new residential development with spectacular sea views overlooking Locks Common in Porthcawl has attracted a flurry of interest, with several apartments including two penthouses already spoken for well in advance of completion.

The property market received a massive boost this week as Associated British Ports (ABP) and the Welsh Assembly Government agreed the sale of the final 41-hectare (100 acres) of prime development land at the flagship Waterfront Barry regeneration scheme in South Wales. The remaining site is set to be developed by a consortium of leading housebuilders comprising Taylor Wimpey, Persimmon Homes and Barratt Homes. The £350 million development will set new standards for sustainable construction in Wales - with the new homes and the commercial development designed to the highest environmental standards.

Plans for a strategic £25 million retail and leisure complex will be a key part of a regeneration strategy for Bargoed town centre. Far-reaching proposals for a six acre retail and leisure complex have been drawn up to include a 60,000 sq ft food store, a 20,000 sq ft cinema and leisure complex and 46,000 sq ft of shops. Caerphilly County Borough Council and the Welsh Assembly Government are forming a joint venture to secure the development and have instructed agents Cooke & Arkwright to attract a private sector partner to develop the site.

Acting on behalf of Network Rail, Cooke & Arkwright has sold a 22 acre brownfield site at Radyr Vale to Taylor Woodrow for a figure in excess of £25m. Approximately 400 homes are to be built by Taylor Woodrow under its Bryant Homes brand and work on a new road access bridge over the City railway line began in April.

On Monday 27th February 2006, the consultation period for the new Planning Gain Supplement (PGS) ended. This proposed ‘supplement’ is a tax on the increase in value of land once full planning permission has been granted. This is not a new concept: three previous attempts to implement such a tax failed in 1947, 1967 and 1976, and the current proposal is also attracting a great deal of controversy and opposition from within the property industry.

A three-and-a-half acre site known as Holton Reach at Barry Waterfront, has been sold by joint agents Cooke & Arkwright and Chesterton on behalf of Associated British Ports and the Welsh Development Agency, to UK house builder Redrow.

Radyr Sidings, a key brownfield site in Cardiff is being redeveloped to provide quality housing and improved transport access for city residents. The site, with an area of 13.5 acres, will create around 120 homes as well as better access to the local station, existing houses and into the Radyr Woods nature area.
